How long will it take to 3D scan my property?

The amount of time required to 3D image scan a home or commercial building can vary greatly.  The biggest factor is the size of the property.  As a g general guideline you can use the times below to let you know what to expect:

  • Up to 2000 sq ft -   1/2 - 1 hours

  • 2000 - 3500 sq ft -  1 - 1.5 hours

  • 3500 - 5000 sq ft -  1.5 - 2 hours

  • 5000 - 7000 sq ft -  2 - 3 hours

How much notice do you need to schedule my photo shoot?

Ideally, for day time photo shoots  4 - 5 business days notice should be provided in order to get your preferred date and time.  I can occasionally accommodate last minute requests, but it is best not to rely on that.  

How can I help prepare my client's (or my) home for a 3D scan?

 

The cleanliness of a property is critical to a good 3D Virtual Tour Experience.  The scan will pick up every detail in HD clarity.  The property should be spotless, clutter free and in top showing condition BEFORE the photographer arrives.

 

These scans cannot be edited in PhotoShop so your property will show AS IS in the scans.  This is not a clean as you go process either.  Once the scanning begins, nothing can be moved or changed.  Your property MUST be ready BEFORE the photographer arrives. 

 

The neater and cleaner your home or business is, the better it will show in the 3D Virtual Tour.  Always start with a good cleaning.  But to help homeowners and realtors prepare for the 3D scanning I have prepared a check list of things you can do to really make the home photo ready.  Read the home prep check list online or download a PDF copy here.

Can I be present for the scanning?

 

Ideally no one but the photographer should be in the home during the scanning process (including pets).  The processing technology that creates the 3D Virtual Tour may not function properly if anything moves or changes during the scanning process.  So the fewer possibilities for that to happen the better.  But we will always find a way to accommodate your needs should you not be able to leave the home.

Can you scan the exterior of the home ?

The 3D imaging camera was designed for interior use only.  It does not function properly in the bright light of the outdoors due to interference from ultra violet light.  As a result exterior spaces are not included in the 3D Virtual Tour.

Is the 3D Virtual Tour compatible with the MLS?

Yes,  you can add the tour to your MLS listings under the "virtual tour" section of the media tab of the FLEX MLS system.

Does the 3D Virtual Tour work on mobile devices?

Yes, the tour is completely compatible with mobile devices, tablets and laptop or desktop computers.

What if my property has multiple buildings?

If the buildings, such as guest houses, are physically attached to each other, with direct interior access from one to the other, all will be included.  If the buildings are separate from each other, only with outdoor access from one to the other, only the main building will be included due to the system's current incompatibility with exterior spaces.

Are there any limitations with the 3D tour?

 

​Aside from not being able to do exterior spaces and buildings that are not physically connected to one another the only other limitation is a 10,000 sq ft maximum building size.  The current Matterport system does not support scans of buildings over 10,000 square feet.

Will the Matterport 3D tour be available on the web forever?

 

No, the Matterport tour will be hosted and available online until the property is sold, is delisted, transferred to another listing agent or for 1 year, which ever comes first. Additional hosting time may be purchased if needed.
